Title Insurance
We provide title insurance for both lenders and owners. Lenders insurance is required to insure the lender while the loan is active. Owners insurance is recommended, but optional, and protects you against title defects. We offer basic and enhanced tile insurance; basic title insurance covers past issues by protecting you from problems with the property title that existed before you bought it, while enhanced title insurance covers past and future issues, including all the protections of basic insurance, plus coverage for potential future risks.

Whether the purchase is made by an individual or an entity, FGTE ensures that all documents are properly handled. For business purchases, we also verify the correct business documentation is included and recorded.
Home Equity Lines of Credit/Commercial Lines of Credit
We facilitate HELOCs (Home Equity Lines of Credit) and Commercial Lines of Credit, ensuring smooth transactions with the lender and borrower. These lines of credit are often used for home improvements or covering short-term business expenses.
Construction Loans
FGTE works with both individuals and commercial clients on construction loans, serving as the Mechanic’s Lien Agent (MLA) during the process. We handle title bringdowns, issue lender endorsements, and gather lien waivers to ensure a clean title upon completion.
1031 Exchange
A 1031 Exchange allows you to defer capital gains taxes when you exchange one investment property for another. FGTE plays a critical role in ensuring the fulfillment of legal due diligence and the smooth transfer of funds during this process.
